Important rules the checker considers

Discharge to groundA septic tank or treatment plant must normally discharge through a suitable drainage field. The domestic sewage limit under the General Binding Rules is normally 2 cubic metres per day.
Discharge to surface waterA septic tank cannot discharge directly to a ditch, stream or river. A qualifying sewage treatment plant is required, with a normal domestic sewage limit of 5 cubic metres per day.
Property salesThe seller must give the new operator written information describing the system, its main parts and discharge point, changes, maintenance instructions and available records.
Pollution or uncertaintyPossible pollution, an unknown discharge route or conflicting answers should be investigated by a competent drainage professional. A permit may be needed where all relevant rules cannot be met.

Common questions

Can this checker confirm that my septic tank is compliant?

No. It identifies information and rules that may be relevant. It is not a compliance certificate, permit decision, inspection or legal opinion.

Can a septic tank discharge into a ditch or stream?

No. A septic tank must not discharge directly to surface water. Appropriate options can include a drainage field, connection to the foul sewer or replacement with a suitable sewage treatment plant.

Do the rules apply when selling a house?

Yes. The seller must pass specified written information to the new operator. Where an upgrade is required, buyer and seller should agree responsibility during the sale.
