Septic tank documents for a house sale
Gathering the right records early can make it easier to answer conveyancing questions about off-mains drainage.
Written information to give the buyer
Environment Agency guidance says the new operator must receive a written description of the system, the location of its main parts and discharge point, details of changes made, maintenance instructions and maintenance records where available.
Keep the information clear and factual. If something is not known, record that rather than guessing.
Useful records to gather
- installation documents, specifications and manufacturer details
- a plan or photographs showing the tank, treatment plant, pipework, drainage field and discharge point
- operating and maintenance instructions
- service reports, repair invoices and emptying receipts
- details of alterations, replacements or upgrades
- any environmental permit, planning approval or building-control information that applies
- written arrangements for a shared system, including access, costs and maintenance responsibilities
What if documents are missing?
Missing paperwork does not automatically tell you whether a system is satisfactory, but it can create extra questions. Start by recording what you do know and gathering evidence from previous owners, service companies, emptying contractors or available property records. If the system type, condition or discharge route remains unclear, consider advice from a competent drainage professional and speak to your conveyancer about the sale.
Check the discharge information carefully
The rules differ depending on whether treated effluent discharges to the ground or to surface water. A septic tank must not discharge directly to a river, stream, ditch or other surface water.
